5 Reasons Agents Suggest A Colorado Real Estate Broker Referral

There are good, and responsible, reasons why Brokers and agents refer their clients to other licensed agents. It is usually in the best interests of the client. Agents may refer clients who are moving out of state or into a section of the city the agent is unfamiliar with. Residential agents may refer clients, who are looking for commercial properties, to a commercial agent. A Colorado real estate Broker referral can also involve a relocation company.

Most of the time families who are relocating are unfamiliar with the area into which they are moving. Since finding somewhere to live is the first order of business, they may ask a Realtor they know to connect them with one in their new hometown. Even though the referring agent is the not the one showing the houses or drawing up the contract, the referral alone will entitle him to a commission at closing. The fee is customarily twenty-five percent.

Residential and commercial realty sales are totally different businesses. Residential Realtors sometimes list and sell small commercial properties, but almost always refer clients looking for large commercial investments to commercial Realtors. Residential agents don't usually have the necessary contacts to do the best job for their clients.

Large businesses often employ relocation companies when their employees are transferred, or first hired, and are required to move. These companies are very useful in helping hire moving companies and referring the employees to Realtors in the area. Some Realtors are willing to work with relocation companies, and others are not. Rather than the traditional twenty-five percent fee for a residential referral, relocation companies often require forty percent.

Sometimes agents try to help clients find other agents working in areas they are not familiar with. In this case the referring agent may not personally know the other agent. This can be tricky and requires a lot of research to minimize the referring agent's liability and maximize the assistance to the client. There are online referral agencies that pre-screen the agents they promote. The fee under these circumstances is usually twenty-five percent.

Members of the community often have information about people moving into the area, and are willing to give that information to specific Realtors. If this referral results in a sale, the person who did the referring may feel entitled to compensation. Realtors never split commissions with unlicensed individuals.

Giving an unlicensed individual a commission will put your own license in jeopardy. What you can do is offer them a gift of thanks that has minimal financial value. A gift certificate or a small household item is fine.

Whatever the reason for referring a client, the agent has to conform to the laws of the state in which he is licensed, and in accordance with the real estate commission and principal Broker. This includes the contract between the realty companies. Free structures are determined by principal Brokers and not their agents.
