5 Paths to Make a Home Show Well to Consumers

By Barbara G. C. Hardy

It is amazing when you think about the large number of Suntree Florida Real Estate listings on today's market. Even though the real estate market has had a rough ride over the last one or two years, the market is rebounding. But the trick is still and will always be to make your home more "sell-able." Property agents show a large amount of houses and will tell you that some homes are going to see quicker than others. As the market is reasonably competitive today, it is so crucial for property owners to do whatever's necessary to make their houses appealing to customers.

Even though a home is priced competitively, it may still require some tweaks to make it stand out on a buyer's short list, especially if that buyer is considering three or four houses in the same neighborhood. Here are the top 5 ways to help a home to show well to buyers:

1) Curb Appeal. It is usually claimed that you have only one chance to make a first impression. Nothing could be more true when anyone wants to sell a home. Curb appeal is the beginning of that first impression. Before buyers ever step foot within a home, the front of the house can speak for the rest. In addition, customers drive through neighborhoods looking at the outsides of homes. The curb appeal may be the deciding thing as to whether purchasers would like to see more. It is relatively simple to make a home look appealing with a little landscaping, perhaps a freshly painted door, and touch ups can make an entire world of difference.

2) No Litter. Think about when you walk into a home that has debris everywhere and how much the muddle diminishes the aesthetic feel of a home. Debris might be the normal stuff that we all accumulate to disheveled closet and drawers to a surplus of knickknacks and gewgaws used to decorate. No matter what it is, houses need to feel open and neat as that translates to a home in good condition. Everything in a home that's for sale needs to have its place.

3) A Well Cleaned House. More often than not, real estate agents will show home that has never seen a broom or a mop . Perception is reality. A clean house is a house that has been cared for buy its owners. It also entices a buyer to want to see more of the hosue. Keep the floors clean, the kitchen clean, the beds made, furniture dusted and garments off the floor. It requires a bit of extra work each day (more if you let it pile up) but it pays dividends. A great key is to wipe my kitchen counters down with a fresh, clean smelling cleaner like Clorox Clean Up just before a showing. Just like that fantastic smell of a clean home when a housekeeper has done the work, prospective purchasers enter a home, the first thought is about how clean it smells. That is much better than the old standby of making bread or brownies.

4) Space. Space goes in conjunction with clutter. Buyers wish to see houses that have space and feel open. This is simply handled by removing extra pieces of furniture in a room to appear to have more space. Get rid of the bench in front of the fireside or the leather ottoman in your comfortable den or put the stepping stools that are in the kitchen in a closet so that nobody trips over them. Straightforward tiny tricks like that open a home up to make it feel larger than it is which makes it more engaging to customers.

5) Update a bit. The fact is dated houses don't show as well as more recent updated homes. The good thing is that updating is comparatively simple and painless. By adding some new throw pillows, more recent light fittings, new rugs, and neutral wall color, an older home all of a sudden looks a little fresher.

These are some simple and fast things that you, as a seller, can do to help your house show far better than the other houses in your neighborhood. Take a little time and think of the small print of each room to make them show better. It will pay off in the long run. Good luck!
