Nowadays, transient stay is commonplace. With the increasing costs of purchasing and maintaining real estate, many people resort to lodging. This trend calls for a need to reinforce policies in order to maintain positive community for renters. This can be beneficial to the landlords and the tenants alike.

It is an established fact that housing concerns have been a major issue for many. Those people who do not have the capacity to buy a property of their own may find leasing a perfect solution. This is also ideal for the people who need only a temporary place to stay because purchasing a property is impractically expensive.

As one of the primary social concerns, the government has programs that provide qualified residents the funds and support for their housing needs. This offer is usually given on top of the public housing assistance in each area. Besides that, there are non government organizations who supports the project.

Lodging is available in long-term or short-term agreements. In some cases though, the tenant will eventually own the property after years of leasing. However, there are instances as well when the renter need to look for another house because the landlord decided to use the leased unit.

It is not uncommon to hear about unwilling eviction of tenants. This may even end up with well publicized legal battle. In an attempt to address this issue, and for the protection of the rights of both the property owner and the tenants, restrictions and rules are oftentimes agreed upon by both parties aside from government mandated regulations.

Leasing can also be advantageous to the property owners. This is one solution that can prevent foreclosure of property. If the owner is financially burdened, he can lease the property to someone else. Moreover, this prevents issues that are common in unused units like piping problems. Since the heating system is used, the condition of the pipes are well maintained.

Notwithstanding, there are outstanding issues wherein tenants are not as keen in taking care of the property as the owner. As a result, the landlord may suffer from drastic increase in its insurance and maintenance expenses. The sense of camaraderie in a community may also be imperiled when the lodger and the property owner do not participate in community activities.

To ease this situation, the local and state government had enacted guidelines that outline the responsibilities of both the property owners and the tenants. Still, it is advisable to undergo a screening process before committing. Make sure that you discuss the procedures, rules and regulations and set the expectations before signing on the dotted lines. The corresponding consequences for every violations must be made clear.

In conclusion, the best way to maintain the relationship is by a thorough comprehension of the rules and restrictions. Active participation can also help to foster positive relations. As a general rule, the property owners must be fair and reasonable, while the renters must show a sense of responsibility. Finally, if misunderstanding arise, both parties must mend the differences on their own before taking legal actions.
